As work-life balance culture continues to spread, both workers and companies are increasingly focusing on locations that can provide equilibrium between work and life.
According to the "2024 Regional Work-Life Balance Index" released by the Ministry of Employment and Labor, the average work-life balance index across Korea's 17 metropolitan cities and provinces reached 65.7 points last year, up 4.9 points from the previous year. The index rose in 16 of the 17 regions surveyed.
"Recently, preference for work-life balance is clearly evident regardless of age or gender," an expert said. "In the job-seeking process, commuting time and activity conditions are being considered, and companies are also showing a tendency to establish headquarters in locations with good work-life balance conditions."
In response to this trend, many companies are relocating or establishing new headquarters in areas with favorable business environments. Magok District stands out as a prime example.
Currently, approximately 200 domestic and foreign companies in research and development fields including information technology, biotechnology, nanotechnology, and green technology have signed lease agreements in Magok District. LG Science Park, Lotte, Kolon, Nexen, and S-Oil have already moved in. Recently, LG AI Research Institute, Korean Air, Air Zeta, E-Land Group, and DL Group have also established operations there, while Daemyung Sono Group and key divisions of Lotte Engineering & Construction are pursuing relocations.
Industry experts estimate that the resident working population in Magok District will reach approximately 170,000 by 2027. This is four times larger than Sangam DMC (approximately 40,000) and more than double that of Pangyo Techno Valley (approximately 78,000), positioning Magok District to further solidify its status as Seoul's leading business district.
The area surrounding Magok District is home to major corporate R&D hubs including LG Science Park, as well as numerous large enterprises such as Kolon, DL, E-Land, Nexen, Lotte, and Toray Korea, offering excellent technology and industrial connectivity that is expected to enhance future value.
Among recent developments in Magok District, "Neuve Cloud Hills" is attracting the most attention from companies. Completed by the Woomi Construction consortium at 779-1 Magok-dong, Gangseo-gu, Seoul (Block D13 of the Magok Industrial Facility Zone), Neuve Cloud Hills features an impressive scale of four basement levels to 11 above-ground floors with a total floor area of approximately 99,651 square meters.
The complex offers 272 office units available for both sale and lease, allowing companies to flexibly choose occupancy arrangements based on their financial strategies. In addition to dedicated spaces optimized for various sizes and work types, efficient shared facilities including co-working spaces, lounges, and meeting rooms are fully equipped, promoting collaboration among tenant companies while enhancing both work efficiency and employee satisfaction.
The northern side offers distant views of Gungsan Mountain, and the proximity to the Wetland Ecology Park and Seoul Botanic Garden provides pleasant working conditions that differentiate it from other major business districts.
The business accessibility is also excellent. Located at the core of Magok District, Neuve Cloud Hills offers strong connectivity to traditional business districts including CBD (Jongno), GBD (Gangnam), and YBD (Yeouido). Subway Line 9's Yangcheon Hyanggyo and Magongnaru stations, as well as Line 5's Balsan Station, are nearby, providing excellent accessibility. Easy access to both Gimpo International Airport and Incheon International Airport effectively serves business needs requiring frequent domestic and international travel.
Financial and tax benefits are also noteworthy. Classified as a knowledge industry center, Neuve Cloud Hills allows qualified occupants to access low-interest financing including SME policy funds and development funds. Detailed sales information is available on the website, and consultations can be arranged by visiting the promotional center located on the first floor.
