
Acroad Seocho, a new apartment complex in Seocho-dong, Seoul's Seocho District, is set to begin its subscription period. The development is expected to draw significant buyer interest as a price-capped project that could yield nearly 2 billion won in market gains for successful applicants.
DL E&C announced on the 20th that it has opened a cyber housing exhibition hall for Acroad Seocho ahead of the subscription period starting later this month.
The complex comprises 16 buildings ranging from four basement levels to 39 stories above ground, with 1,161 total units ranging from 59 to 170 square meters in exclusive area. Of these, 56 units of 59 square meters will be offered through general public sale. Special supply subscriptions begin March 31, followed by first-priority applications for eligible applicants on April 1, first-priority for others on April 2, and second-priority on April 3. Winners will be announced April 9, with contracts signed from April 20 to 23. Move-in is scheduled for February 2029.
Located in Seocho District, a designated speculation overheated zone, Acroad Seocho will allocate units through a 60% lottery and 40% points-based system. Under the price ceiling system, the average sale price is approximately 78 million won per 3.3 square meters. For 59-square-meter units, prices range from 1.7934 billion to 1.8649 billion won. Considering that recent transactions for 59-square-meter units at nearby Seocho Xi the City hover around 3.55 billion won, buyers could expect market gains exceeding 1.5 billion won.
The high-end "Club Acro" community facilities will include a private screen golf lounge, screen golf rooms, indoor swimming pool, sauna, fitness center, and sports courts. The complex will also feature a kids' lounge, kids' station, study rooms, office rooms, and two sky lounges.
Acroad Seocho will incorporate DL E&C's proprietary D-Silent Floor technology, a patented floor structure designed to reduce inter-floor noise, along with the D-Silence Service notification system. The complex also provides ample parking at 1.58 spaces per household, varying by building.
The development is located approximately 600 meters in a straight line from Gangnam Station, served by Subway Line 2 and the Shinbundang Line. It is also a double-station complex with easy access to Gyodae Station on Lines 2 and 3 and Yangjae Station on Line 3. Major routes including Gangnam-daero, Teheran-ro, and the Gyeongbu Expressway via Seocho IC are easily accessible. Various express and regular buses from Gangnam Station provide convenient connections throughout Seoul and the metropolitan area.
The complex is adjacent to Seoyi Elementary School, with Seoun Middle School located across the street. The Daechi-dong private academy district is also nearby. Within a 2-kilometer radius are major commercial facilities including Shinsegae Department Store Gangnam, E-Mart, and Costco, as well as cultural and medical institutions such as Seoul Arts Center, Gangnam Severance Hospital, Catholic University of Korea Seoul St. Mary's Hospital, and KEPCO Art Center.
