Seoul Set to Release 10,000 Apartments in Q1, Seocho and Singil Draw Attention

Seoul is set to release approximately 10,000 residential units for sale in the first quarter of this year alone. With supply volumes expected to shrink gradually after Q1, intense competition for subscriptions is anticipated.

According to real estate research firm Real Today on the 14th, a total of 12 apartment complexes with 9,969 units are scheduled for sale in Seoul through next month. This figure combines both public and private housing sales. This represents the largest Q1 supply volume in the past five years. Year-by-year figures show 999 units in 2021, 1,975 units in 2022, 1,595 units in 2023, 4,447 units in 2024, and 1,097 units in 2025. This year's volume is more than double these previous figures, all being released at once.

Among the major complexes scheduled for sale is "Acro de Seocho." The development will comprise 16 apartment buildings ranging from four basement levels to 39 stories above ground, with a total of 1,161 units ranging from 59 to 170 square meters in exclusive area. Of these, 56 units of 59 square meters will be offered for general public sale. As the area is subject to price ceiling regulations, strong demand for subscriptions is expected. The sale price is estimated at approximately 79 million won per 3.3 square meters. Based on this calculation, a 59-square-meter unit would be priced at around 2 billion won. Market gains are expected to reach 1.5 billion won. A nearby unit at Seocho Xi The First with 59.98 square meters of exclusive area changed hands for 3.45 billion won on November 1 last year.

The complex is located approximately 600 meters in a straight line from Gangnam Station, with easy access to Gangnam-daero, Teheran-ro, and the Gyeongbu Expressway (Seocho IC). It is also adjacent to Seoi Elementary School and Seoun Middle School. The development will feature "Acro Garden Collection" green spaces, the premium "Club Acro" community facility, two "Sky Lounge" rest areas, and automatic food waste disposal systems. Additional features include "D-Silent Floor" technology to reduce inter-floor noise, "D-Silence Service" noise notification system, and an "AI Parking Guidance Control System" integrated with smart systems for convenient parking.

"The Sharp Singil Central City" in Yeongdeungpo-gu is another complex drawing attention. This apartment development will comprise 16 buildings ranging from two basement levels to 35 stories above ground, with a total of 2,054 units ranging from 51 to 84 square meters in exclusive area. Of these, 477 units will be offered for general public sale. The sale price for 84-square-meter units is expected to be set at approximately 1.6 billion won.

Sinpung Station, served by Subway Line 7 and the planned Shin-Ansan Line, is within walking distance, providing convenient access to major areas of Seoul. The complex offers excellent amenities. Nearby schools include Dosin Elementary, Daeyoung Middle, Yeongnam Middle, Daeyoung High, and Yeongsin High schools. Leisure and sports facilities such as Boramae Park and Yeongdeungpo Sports Center No. 1 are also available. Residents will have convenient access to major shopping, cultural, and medical facilities including Lotte Department Store, Times Square, IFC Mall, The Hyundai Seoul, Hallym University Kangnam Sacred Heart Hospital, and Korea University Guro Hospital.

Lotte Engineering & Construction also plans to launch sales for "Luelle Ichon" soon through the Ichon Hyundai Apartment remodeling project. The complex will comprise nine buildings ranging from three basement levels to 27 stories above ground, with a total of 750 units, of which 97 will be offered for general public sale. Ichon Station, served by the Gyeongui-Jungang Line and Subway Line 4, is within walking distance, and the complex is close to Ichon Hangang Park. Additionally, POSCO E&C plans to supply "Autier Banpo" next month. The development will comprise two buildings ranging from four basement levels to 20 stories above ground, with a total of 251 units ranging from 44 to 170 square meters in exclusive area, of which 86 units will be offered for general public sale.
