Harrington Square Gwacheon Opens Model Home Amid Strong Demand

Harrington Square Gwacheon, a new residential development poised to become a landmark in Gwacheon, Gyeonggi Province, will unveil its model home on Friday, December 12.
The 359-unit complex is located in Commercial Block 5 of the Gwacheon Knowledge Information Town public housing district. Hyosung Heavy Industries is the constructor. The development features mid-to-large sized units ranging from 76 to 125 square meters, including eight penthouse units.
Subscriptions will open on Monday, December 15, through the Korea Real Estate Board's subscription system. The application fee is 3 million won. Any Korean resident aged 19 or older can apply nationwide, regardless of housing subscription account status. Each applicant may apply for only one unit, with duplicate applications resulting in disqualification.
Winners will be announced on Thursday, December 18, with contracts scheduled for Friday, December 19. Unit allocation will be determined by computerized random selection.
The project benefits from regulatory advantages. Following the government's strong real estate measures, Seoul and major Gyeonggi areas including Gwacheon have been designated as regulated zones with high entry barriers. However, Harrington Square Gwacheon offers mid-payment loans of up to 60% of the sale price at low interest rates through the Housing and Urban Guarantee Corporation, with no residency requirements.
The pricing is considered competitive compared to nearby properties. According to the Ministry of Land, Infrastructure and Transport's transaction data, a 84-square-meter unit at Gwacheon Prugio Summit sold for 2.8 billion won in October, while a similar-sized unit at Prestige Xi traded at approximately 2.57 billion won in September.
KB Real Estate data shows Gwacheon apartment prices surged 20.04% from January to November this year, ranking third nationwide among cities and counties after Seoul's Seongdong-gu and Songpa-gu districts, and first in Gyeonggi Province.
The development will feature direct underground access to the planned Gwacheon Information Town Station on Subway Line 4, scheduled to open in 2027 with construction currently about 50% complete. The station will provide access to Sadang Station in approximately 15 minutes and Gangnam Station in about 20 minutes.
Additional transportation improvements are planned nearby, including GTX Line C stops at Government Gwacheon Complex Station and Indeogwon Station, both one stop away. The Wolgot-Pangyo Line is also planned to stop at Indeogwon Station.
The surrounding area includes schools such as Gwacheon Galhyeon Elementary, Yulmok Elementary, and Yulmok Middle School. A new middle school is scheduled to open in 2028. Ajou University Hospital, with approximately 500 beds, is planned for a nearby site.
The location serves as a technology cluster, hosting companies including Pearl Abyss, Netmarble, JW Group, and Celltrion Pharmaceutical. The area has approximately 8,400 households with 19,000 residents and over 100 companies employing about 30,000 workers.
The development features curtain wall exterior design, multi-balconies of 9 to 10 pyeong per unit, approximately 1.3 parking spaces per unit, more than five elevators per floor, and ceiling heights up to 2.75 meters in living rooms.
"We focused on enhancing quality in terms of accessibility to Gangnam, proximity to workplaces, and product features including multi-balconies and high ceilings that are rare in the area," a sales representative said. "Inquiries from end-users and investors continue as this is a rare opportunity to enter a prime location at reasonable prices compared to nearby properties already exceeding 3 billion won for 84-square-meter units."
The model home is located near Hakun Park in Bisan-dong, Anyang, Gyeonggi Province. Move-in is scheduled for October 2029.
