Incheon Metropolitan Corporation (iH) will build an eco-friendly, energy-specialized residential complex in Geomdan New Town.
iH announced Friday a public solicitation for private developers for two apartment housing plots (90,000 square meters) west of the Central Lake Park in Geomdan New Town. The planned supply price is 229.3 billion won.
The site will be developed as a "Human Energy Town," a 160,000-square-meter low-energy pilot residential complex. Zero Energy Building (ZEB) Grade 4 or higher certification is mandatory. It will be developed as an eco-friendly mixed-use complex combining the residential complex with a nature-oriented neighborhood park.
ZEB certification is granted to buildings that minimize energy consumption by improving insulation and airtightness and utilizing renewable energy. Grade 4 requires meeting an energy self-sufficiency rate of 20 percent or higher.
Only consortiums of five or fewer corporations may participate as developers. Conditions require the lead company to hold a stake of 30 percent or higher and each investor to hold 5 percent or higher. At least one housing construction company must be included.
"Geomdan New Town is the fastest-growing area in terms of population in Incheon," iH President Ryu Yun-ki said. "We will create an eco-friendly residential complex that matches the concept of a specialized zone."
