
The Seoul Metropolitan Government will redevelop the area around 791 Mia-dong in Gangbuk-gu through its Fast-Track Integrated Planning (Shintong Planning) urban renewal program, applying height restriction easing and a feasibility adjustment coefficient to boost project viability.
According to the Seoul Metropolitan Government on Tuesday, the Mia-dong 791 area will be transformed into a residential complex of up to 23 stories with 525 units through the Fast-Track Integrated Planning program. The 25,215.4-square-meter site had been subject to activity restrictions for 50 years, during which no development was permitted except for self-funded redevelopment in which residents built or improved properties on their own.
The city laid the groundwork for improving the residential environment by converting the project to a joint redevelopment format. Joint redevelopment, in which an association and construction companies jointly drive the project, is the format commonly used in urban renewal projects. In particular, the city strengthened project feasibility by applying height restriction easing in high-altitude districts (average 45 meters) and a feasibility adjustment coefficient (2.0).
Based on a land use plan that considers consistency with surrounding areas, the city plans to communicate with the local community and establish a complex plan linked to Samyang Samgeori Station. It also intends to drive the project with a focus on creating a living cluster and revitalizing streets.

"We will provide support from the drafting and notification of the renewal plan through follow-up procedures such as association establishment approval," a Seoul Metropolitan Government official said. "We plan to accelerate the project's progress."
