
End-user-focused districts including Nowon, Seongbuk, and Guro have emerged as the main transaction hubs in Seoul's apartment sales market, accounting for more than one-quarter of all deals.
According to an analysis of the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system by real estate app Jippoom released Wednesday, Nowon District recorded 818 transactions (14.0%) out of 5,839 total apartment sales in Seoul in February, ranking first among autonomous districts. This means one in every seven apartment sales contracts signed in Seoul occurred in Nowon District.
Transaction shares following Nowon District were Seongbuk District at 7.0% (407 transactions), Gangseo District at 6.8% (396 transactions), Guro District at 6.3% (368 transactions), and Eunpyeong District at 5.7% (334 transactions).
This trend continued in March. Out of 2,995 total transactions, Nowon District maintained first place with 459 transactions (15.3%), followed by Seongbuk District at 6.8% (203 transactions), Guro District at 6.6% (199 transactions), Gangseo District at 5.9% (178 transactions), and Eunpyeong District at 5.6% (168 transactions).
In contrast, the Gangnam area showed notably higher jeonse (lump-sum deposit lease) transaction shares compared to sales. Gangnam District's February sales share was only 2.6%, but its jeonse share was approximately 2.6 times higher at 6.8% (635 transactions). Songpa District also recorded a jeonse share of 8.4% (784 transactions) compared to a sales share of 4.7%.
Districts in the southwestern and northeastern areas also maintained steady shares in the sales market. As of February, Yeongdeungpo District (319 transactions, 5.4%), Yangcheon District (253 transactions, 4.3%), Dongdaemun District (239 transactions, 4.0%), and Dobong District (199 transactions, 3.4%) showed stable transaction shares. In March, Yeongdeungpo District (148 transactions, 4.9%), Yangcheon District (128 transactions, 4.2%), and Dongdaemun District (128 transactions, 4.3%) maintained similar levels.
Meanwhile, Yongsan District (February: 89 transactions, 1.5% → March: 21 transactions, 0.7%) and Jongno District (February: 51 transactions, 0.8% → March: 27 transactions, 0.9%) recorded low shares in both months, showing continued transaction disparities among districts.
"End-user districts such as Nowon, Seongbuk, and Guro occupied approximately 27% of Seoul's entire sales market, forming the transaction axis for two consecutive months," a Jippoom official said.
