Choi In-ho, president of Korea Housing & Urban Guarantee Corporation (HUG), visited an on-site rental deposit guarantee counseling center on January 3 at the Samil Paraview apartment complex in Oncheon-dong, Asan, which has been designated as a distressed property.
Choi encouraged staff and reviewed the center's operations, directing employees to provide courteous and accessible consultations while ensuring swift guarantee fulfillment to protect tenants.
The property was flagged after rental operator Paraview Golden Class and joint guarantor Samil Engineering & Construction filed for court receivership, raising concerns among tenants about delayed deposit refunds.
HUG designated the site as a distressed property on December 26 and initiated expedited guarantee processing. Tenants at non-distressed properties must wait two months after their lease expires before filing guarantee claims with HUG. At distressed properties, tenants can file claims immediately after completing lease rights registration following contract termination, enabling faster deposit recovery.
HUG will operate the on-site counseling center for four days through January 6, with staff explaining guarantee procedures and providing legal consultations to tenants.
"One of HUG's core missions is tenant protection," Choi said. "We will do our utmost to help tenants recover their deposits conveniently and swiftly so they can return to their normal lives."
