
BS Hanyang announced on March 3 that it will begin sales next month for "Pungmu Station Area Sujain Gracent Phase 2," a residential complex being developed in Block B1 of the Pungmu Station Area Urban Development Project in Gimpo, Gyeonggi Province.
The complex will consist of seven buildings with 28 floors and a total of 639 units at 167-1 Sau-dong, Gimpo-si. The development comprises 509 units of 84㎡ and 130 units of 105㎡, with price competitiveness expected as the price ceiling system applies.
The project is located in a dual-station area with walking access to both Pungmu Station and Sau Station on the Gimpo Gold Line. Sau Elementary School and Sau High School are also within walking distance. Adjacent to the Sau-dong living area, residents can access Gimpo's largest private academy district and administrative and lifestyle infrastructure. With Seoul Metro Line 5 extension planned around Pungmu Station, accessibility to major Seoul business districts including Magok, Yeouido, and Gwanghwamun is expected to improve significantly upon completion.
Unlike Phase 1, which offered 59㎡ and 84㎡ units, Phase 2 targets mid-to-large size demand with 84㎡ and 105㎡ configurations. The 105㎡ units are particularly notable as the last large-format units available in a standard apartment within the Pungmu Station area, featuring superior floor plans compared to mixed-use residential buildings. All units feature a four-bay plate-type design maximizing natural light and ventilation, with floor plans and community facilities designed to enhance residential satisfaction.
The Pungmu Station Area Urban Development Project aims to strengthen Gimpo's residential and commercial functions while improving access to Seoul. Planned as a self-sufficient mini new town with 6,599 residential units and commercial, medical, and other lifestyle infrastructure, the development is expected to house approximately 17,000 residents upon completion. Three complexes supplied last year, including Pungmu Station Area Sujain Gracent Phase 1 in Block B2, recorded an average subscription competition ratio of approximately 10 to 1, demonstrating differentiated sales performance within Gimpo.
A model house will be established at 571-8 Sau-dong, Gimpo-si, Gyeonggi Province.
