Hoban Construction is opening the model house for "Hoban Summit Cheomdan District 3," which it is supplying in Cheomdan District 3 in Gwangju, and beginning sales in earnest. The complex is located in Cheomdan District 3, which is being developed around a national artificial intelligence (AI) data center, and the price cap applies, drawing expected interest from buyers.
Hoban Construction said Wednesday that it will open the model house for "Hoban Summit Cheomdan District 3," built on blocks A7 and A8 in Gwangju's Cheomdan District 3, on Thursday. The complex totals 805 units. Block A7 consists of five buildings up to 20 stories, with 356 units in a single layout of 84 square meters in exclusive area. Block A8 comprises six buildings up to 20 stories, with 449 units of 117 to 135 square meters in exclusive area. As the units are supplied in a public housing district, the price cap applies. The average sale price was set at the 15 million won range per 3.3 square meters.
The subscription schedule begins June 15 with the special supply for relocating institutions (industrial complex) in Block A8, followed by special supply on June 16, first-priority subscription on June 17, and second-priority on June 18. Because the winner announcement dates differ by block, duplicate subscriptions are also possible. Move-in is scheduled for September 2028 for Block A7 and October the same year for Block A8.
The Honam Expressway, National Route 13, and Bitgoeul-daero provide convenient access to downtown Gwangju and major areas of South Jeolla Province. The complex is adjacent to the GIST station on Gwangju Metro Line 2, scheduled to open in 2029, which is expected to further improve transportation conditions in the future. Cheomdan District 3 is being developed as an advanced industry cluster where AI companies and research institutions are concentrated around the national AI data center. The completion of the National Center for Cardio-Cerebrovascular Diseases is also scheduled for 2029. Within a 7-kilometer radius are six industrial complexes, including the Gwangju Cheomdan Science National Industrial Complex. Sites for a kindergarten and elementary, middle, and high schools are planned near the complex, and the GIST-affiliated AI Gifted High School, scheduled to open in March next year, is also nearby. Residents can also use the living infrastructure of Cheomdan Districts 1 and 2 and the Suwan District.
The complex applies a primarily south-facing layout and wide spacing between buildings to enhance lighting and ventilation. Various community facilities will also be installed, including a fitness center, golf practice range, screen golf facility, small library, and cultural center. Smart home services through a resident-only application and an energy management system will also be applied. "We expect strong interest from genuine homebuyers based on the application of the price cap and excellent proximity between residence and workplace," a Hoban Construction official said.
