
Jeungsan District 5, an aging housing complex in Seoul's Eunpyeong-gu, will be reborn as a large-scale complex with 1,906 units. Once the Jeungsan District 5 project is completed, the 12,000-unit composition of the Susaek-Jeungsan Redevelopment Promotion District will be finalized.
According to the Seoul Metropolitan Government on Tuesday, the 8th Integrated Review Committee for Redevelopment Projects conditionally approved the integrated review of the "Jeungsan District 5 Redevelopment Promotion Zone Housing Redevelopment Project" around 243-15 Jeungsan-dong, Eunpyeong-gu. Jeungsan District 5, where resident relocation has been completed, will proceed with construction after demolition work on existing buildings.
Under the redevelopment plan, Jeungsan District 5 will feature an apartment complex of 21 buildings with up to 29 above-ground floors and 1,906 units on a 112,804-square-meter site. The city plans to finalize changes to the redevelopment promotion plan, which will raise the floor area ratio by about 10 percent and add 131 units. A green corridor connecting the western side and a public pedestrian passage within the complex will also be created.
The site is located near Jeungsan Station and Saejeol Station on Subway Line 6. It is also close to surrounding natural environments such as Bongsan Neighborhood Park and Bulgwangcheon Stream.
The complex layout will secure a view corridor extending from Bulgwangcheon Stream toward Bongsan Mountain. To ensure adequate sunlight, the main apartment buildings near the newly constructed middle school will have reduced heights.
Separately, a review proposal for changes to the redevelopment plan for the "Susong District 1-2 Urban Redevelopment Project," which involves transforming the Daelim Building site in Susong-dong, Jongno-gu, into a large-scale office facility, was also passed at the meeting.
