
Sanggye Boram Apartments, an aging large-scale complex in Sanggye-dong, Nowon-gu, Seoul, will be redeveloped into a mega-complex of up to 45 stories and 4,483 units. With improved project feasibility following the application of a feasibility correction coefficient, the project is expected to become the largest redevelopment in the Sanggye-dong area of Nowon-gu.
The Seoul Metropolitan Government announced Tuesday that its 6th Urban Planning Committee Special Subcommittee on Redevelopment Projects had conditionally approved the "Designation of the Sanggye Boram Apartment Redevelopment Zone and Determination of Redevelopment Plan and Landscape Review" at its meeting held Monday.
Completed in 1988, Sanggye Boram Apartments is an aging complex now 38 years old. Through redevelopment, it will be transformed into a large complex totaling 4,483 units, including 323 rental units.
The site offers walking access to Nowon Station on Subway Lines 4 and 7, Madeul Station on Line 7, and Sanggye Station on Line 4. With excellent access to the Dongbu Expressway and Dongil-ro, it is considered a core residential area in northeastern Seoul. Its proximity to Suraksan Mountain and Onsu Neighborhood Park is also seen as a strength.

The redevelopment plan applies the relaxed permissible floor area ratio under Seoul's "2030 Urban and Residential Environment Redevelopment Master Plan" and a feasibility correction coefficient of 1.8. This enables development with a floor area ratio of up to 300 percent and a maximum height of 45 stories.
Notably, the project goes beyond simple housing supply to include facilities addressing an aging population. Nowon-gu is considered one of the districts with a high proportion of elderly residents, with people aged 65 and older accounting for 20.4 percent of the total population as of 2024. To meet demand from this super-aged population, a silver care center will be established within the complex. A social welfare facility including a day care center, nursing rooms, and treatment rooms is planned for the northern site, which offers views of Suraksan Mountain.
The existing Sanggye 9-dong Community Service Center will also be expanded and relocated. Taking into account increased resident demand following the redevelopment, the Seoul Metropolitan Government plans to expand the community center's site area by approximately 1,500 square meters and enhance its resident amenities and public service functions.
