
Korea Land and Housing Corp. (LH) is moving to designate a second special redevelopment zone in cooperation with a residents' representative group in Sanbon Districts 12 and 13 in Gunpo. The integrated redevelopment project, covering approximately 5,000 housing units, aims for zone designation by year-end.
LH said Tuesday it has signed a business agreement with the residents' representative group of Sanbon Districts 12 and 13, a special redevelopment candidate zone within Gunpo's aging planned city, to pursue designation as a "second special redevelopment zone." The representative group was formed with the consent of more than half of landowners and property holders.
Under the agreement, the residents' representative group will handle key decision-making for the project and collect consent forms, while LH will support the overall redevelopment process, including drafting the special redevelopment plan, assisting with permits and approvals, and providing initial project funding. LH plans to complete the zone designation within the year, starting with a pre-consultation filing for the special redevelopment plan designation proposal in the second half.
Beginning with the second special redevelopment zone, the "resident-proposal method" introduced under the government's housing supply expansion plan (the September 7 measures) will be applied. Under this method, residents can propose zone designation to local governments after obtaining consent from more than half of landowners and property holders, enabling faster project implementation. Based on the current draft plan, approximately 5,000 housing units are expected to be supplied in Sanbon Districts 12 and 13.
"We will drive the redevelopment momentum of Sanbon as a whole, along with the preceding pilot districts," said Park Hyun-geun, head of LH's Metropolitan Area Redevelopment Special Headquarters. "Based on our public redevelopment know-how, we will present a high-quality redevelopment project model."
