
The redevelopment project for Daelim Garak Apartment in Bangi-dong, Songpa-gu, Seoul, has entered full-scale implementation after clearing an integrated review. As redevelopment projects across the Munjeong-dong and Bangi-dong areas are accelerating simultaneously, the Daelim Garak Apartment has now joined the trend.
The Seoul Metropolitan Government said Wednesday that it held the 7th Integrated Review Committee for Urban Redevelopment Projects and conditionally approved the Daelim Garak Apartment redevelopment project in Bangi-dong. By processing major permits including architectural, traffic, and environmental approvals through integrated review, the project has significantly reduced uncertainty surrounding its progress, officials said.
The Daelim Garak Apartment redevelopment will transform the aging complex into a residential development comprising eight buildings of up to 35 stories and 866 units. Of the total supply, 121 units will be designated as rental housing to ensure public interest.
Notably, the plan extends beyond simple housing supply to include expanded living infrastructure. A public parking lot will be built within the complex to help ease parking shortages in the surrounding area, while public facilities such as social welfare centers and youth training facilities will be introduced for use by local residents. The vision is to reshape the site into a mixed-use complex combining residential and community functions.
The Daelim Garak Apartment and the nearby Hanyang 3rd complex are each pursuing separate redevelopment projects while selecting the same contractor to pursue integrated development under a single brand — a sign that project methods are also evolving.

This accelerated pace aligns with the rapid spread of redevelopment projects in Songpa-gu's non-Jamsil areas. The Olympic Family Town in Munjeong-dong recently passed a review by the Urban Planning Committee, putting its redevelopment plan of approximately 6,700 units and up to 26 stories on track. The Olympic Athletes' and Press Village redevelopment in Bangi-dong has also entered the early stages, drawing growing expectations.
Industry observers say that following price increases in newly built Jamsil apartments, rising expectations for redevelopment in the Munjeong-dong and Bangi-dong areas have positioned the region as an "alternative residential area to Jamsil."
