
As visitors enter the two-story-high open apartment entrance, AI-curated music gently fills the air. Along the 200-meter corridor connecting two buildings, the 3,800-square-meter community facility houses a fitness center, golf driving range, Pilates room, cinema, coin laundry, dry sauna, work lounge, and even a smart farm.
"We have everything except a swimming pool and bathhouse, which are difficult to maintain due to water usage," a POSCO E&C official said.

Ohtier Banpo in Jamwon-dong, Seocho-gu, Seoul, visited on January 8, is a small-scale complex with just two buildings and 251 households. Yet its community facilities rival those of large-scale apartment complexes. The six-bay screen golf driving range, 38-seat individual study room, and 12-person media lounge seemed almost excessive for the complex's size.
Residents awaiting move-in are reportedly excited about the therapy lounge, which features a dry sauna made of hinoki cypress wood and a wave room using Japanese stone. Other notable amenities include a media lounge that can serve as a private cinema, a work lounge for office use, and a smart farm for growing vegetables.
"The smart farm can be used for children's educational experiences or leisure activities for elderly residents," the POSCO E&C official said.
On the 15th floor, a sky bridge connects the two buildings. This space also functions as a café.

POSCO E&C invested heavily in Ohtier Banpo as it is the first complex under its high-end brand. The exterior walls feature POSMAC, a premium steel material, as a specialized finishing. Building-integrated photovoltaic (BIPV) panels on the exterior curtain walls reduce lighting energy consumption in common areas by 80 percent.
Premium finishes extend to the interiors. Units feature Hansgrohe faucets from Germany and Profine windows. All households are equipped with automatic food waste disposal systems that allow residents to discard food waste easily from inside their homes.
Top-priority subscription for Ohtier Banpo opens January 13. Of the 251 households, 81 units are available for general sale. With the 84-square-meter units priced at around 2.75 billion won, potential gains of more than 2.5 billion won are expected compared to nearby Maple Xi market prices.

Following Ohtier Banpo, POSCO E&C is developing Sinbanpo 18th Apartment, scheduled for completion in July, as Ohtier Sinbanpo. Combined with the Sinbanpo 19th and 25th reconstruction projects the company is pursuing, the goal is to create an "Ohtier Triangle" in Banpo.
