Two "lottery-level" apartment subscriptions offering potential gains of billions of won are opening simultaneously on opposite sides of the Han River — in Banpo, Seocho-gu, and Ichon-dong, Yongsan-gu, Seoul. With price caps keeping sale prices well below surrounding market rates, attention is focused on whether these high-end complexes will shatter Seoul's all-time subscription competition records.
According to the redevelopment industry on May 7, POSCO E&C will begin first-priority subscriptions on May 13 for Ottiere Banpo (formerly Sinbanpo 21st) in Jamwon-dong, Seocho-gu. Of a total 251 units, 86 will be offered through public sale. The sale price for the 84-square-meter unit is set at approximately 2.75 billion won ($2.0 million). Considering that an equivalent unit at nearby Maple Xi traded at 5.65 billion won on the 11th of last year, an estimated gain of around 2.5 billion won ($1.8 billion) is expected even accounting for differences in complex size.
Market anticipation has already peaked. Earlier this month, DL E&C's Acro de Seocho (formerly Seocho Shindonga 1st and 2nd reconstruction) recorded an average competition ratio of 1,099 to 1 in first-priority subscriptions, setting an all-time record for private-sector sales in Seoul. Ottiere Banpo is expected to generate a similar subscription frenzy.
POSCO E&C is treating this project as a "high-end test bed," as it marks the first actual complex to carry the Ottiere brand since its launch in 2022. The company has staked its reputation on design and finishing, installing German premium faucets by Hansgrohe and Profine windows, and creating a sky cafe on a sky bridge to meet Banpo's exacting standards. As a post-completion sale complex scheduled for move-in in July, the brand's quality will face immediate scrutiny. The project is expected to determine whether POSCO E&C can establish an "Ottiere brand belt" within Banpo. The company is also competing in construction bids for the nearby Sinbanpo 19th and 25th reconstruction projects.
