Special Planning District 10 of Yongsan Electronics Market will be transformed into a 28-story artificial intelligence (AI) and information and communications technology (ICT) business facility.
The Seoul Metropolitan Government announced on the 11th that the architectural plan for the "New Business Facility Construction Project for Najin Buildings 19 and 20 Area (Special Planning District 10) within Yongsan Electronics Market" received final approval at the second Architectural Committee meeting held on the 10th.
The project site is located around 15-13 Hangang-ro 2-ga, Yongsan-gu, with a land area of 6,335.20 square meters. With a floor area ratio of 100% applied, a mixed-use building spanning eight basement floors to 28 above-ground floors with a total floor area of 97,857 square meters will be constructed. The primary use will be business facilities for future new industry ecosystem development, including AI and ICT. The lower floors will feature cultural and assembly facilities such as galleries, along with neighborhood living facilities where citizens and tenants can enjoy cultural activities in their daily lives.
The committee devoted particular attention to ensuring the innovative design presented by the winning entry could be fully realized in the actual building, as this project was selected through Seoul's "Urban and Architectural Design Innovation Project" competition, according to the city government.
The architectural plan adopts coexistence between humans and nature as its core design philosophy. Breaking away from conventional uniform box-shaped buildings, the project will apply a creative facade design that harmonizes organically with the surrounding urban landscape while boasting three-dimensional volume, forming a new landmark skyline for the Yongsan area.
The overwhelming scale of eco-friendly rest spaces to be created in the heart of downtown draws attention. Moving beyond disconnected and flat landscaping plans, an elevated park will be created three-dimensionally, with pathways connecting vertically from the first floor to the rooftop.
The lower floors facing the street will feature significantly expanded pedestrian spaces accessible to everyone and urban green rest areas usable throughout all four seasons. Through this, the plan aims to provide a pleasant rest environment that offers breathing room in the stark urban landscape not only for building tenants but also for local residents and visitors alike.
Choi Jin-seok, Director of Housing at Seoul Metropolitan Government, said, "This approval by the Architectural Committee will serve as an important milestone for the Yongsan Electronics Market area to be reborn as a core urban axis of future Seoul, connected to the nearby Yongsan International Business District." He added, "We will continue to actively encourage innovative architectural design in private development and expand diverse green spaces where citizens can always comfortably visit and rest, creating an attractive city of Seoul."
