Seoul to Supply 8,527 Apartments This Month, Including Ichon Rael

A total of 31,012 apartment units will be offered for sale nationwide this month. In Seoul, large-scale subscription programs are scheduled in Singil-dong in Yeongdeungpo-gu, Jangwi-dong in Seongbuk-gu, and Ichon-dong in Yongsan-gu.

According to real estate platform Zigbang on the 3rd, 8,527 units will be offered in Seoul this month. Major developments include The Sharp Singil Central City (2,054 units) in Singil-dong, Yeongdeungpo-gu; Jangwi Prugio Mark One (1,931 units) in Jangwi-dong, Seongbuk-gu; Laclassage Xi Defin (1,499 units) in Noryangjin-dong, Dongjak-gu; and Ichon Rael (750 units) in Ichon-dong, Yongsan-gu.

The nationwide apartment supply totals 31,012 units, representing a roughly 259% increase compared to the same month last year (8,646 units). General sale units reached 19,286, up approximately 154% from the same period last year (7,585 units). A Zigbang official explained, "March last year saw subdued sales schedules amid political changes," adding, "This year, early-year schedules have been reorganized, significantly expanding the planned supply for March."

In the Seoul metropolitan area, 18,866 units will be offered. Beyond the approximately 8,500 units in Seoul, Gyeonggi Province will supply 8,985 units and Incheon 1,354 units. In Gyeonggi, developments preparing for sale include Onam Station Seohee Starhills Yeoeuijae Complex 3 (1,056 units) in Onam-eup, Namyangju; The Sharp Bundang Highest (1,149 units) in Jeongja-dong, Bundang-gu, Seongnam; Gyeonggi Gwangju Station Lotte Castle Signature Complex 1 (1,077 units) and Complex 2 (1,249 units) in Yangbeol-dong, Gwangju; and Uijeongbu Station Central I'Park (400 units) in Uijeongbu-dong, Uijeongbu. In Incheon, Geomdan Lake Park Station Paragon Metro Park (569 units) in Bullo-dong, Seo-gu is scheduled for release.

In provincial areas, 12,146 units will be released. Regional distribution shows South Chungcheong with 3,614 units, South Gyeongsang with 2,087 units, Busan with 2,072 units, South Jeolla with 1,365 units, North Chungcheong with 1,351 units, North Gyeongsang with 773 units, Daegu with 457 units, and Daejeon with 427 units. Projects scheduled include Asan Tangjeong Xi Metro City (1,638 units) in Asan, South Chungcheong; Cheongju Prugio C'ellice (1,351 units) in Cheongju, North Chungcheong; Geoje Sangdong District 2 Centrevill (1,307 units) in Geoje, South Gyeongsang; and Eco Delta City Elga Rosevian (998 units) in Gangseo-gu, Busan.

Meanwhile, the planned supply for last month totaled 14,222 units, while actual sales reached 9,484 units (67%). General sales recorded 5,324 units (87%) against a planned 6,091 units.

A Zigbang official said, "Projects that hadn't finalized early-year schedules are reorganizing their sales preparations," adding, "However, recently even developments with high subscription competition rates have seen dropouts at the contract stage, leading to non-ranked subscription cases." The official continued, "As actual financing conditions and price burden rather than simple competition rates are determining sales performance, temperature differences between developments are likely to continue this month."
