
The average monthly rent for one-room apartments in Seoul has reached 640,000 won, with Gangnam District recording the highest level in the capital at 900,000 won. Some areas in Seoul significantly exceeded the citywide average, with new high-end lease transactions driving increases in certain districts.
According to the "December Dabang Yeojido" report released by real estate platform Dabang on the 22nd, the average monthly rent for row houses and multi-family one-room units (exclusive area of 33 square meters or less) in Seoul stood at 640,000 won based on a deposit of 10 million won. The average jeonse (lump-sum deposit lease) deposit was 211.94 million won.
By district, Gangnam recorded 900,000 won—140 percent of the Seoul average—marking its seventh consecutive month at the top. Following Gangnam were Seocho District at 134 percent, Jungnang District at 125 percent, Yongsan District at 111 percent, Yangcheon District at 109 percent, Songpa District at 106 percent, Seodaemun District at 105 percent, Gangseo District at 104 percent, Gwanak District at 102 percent, and Mapo and Seongdong Districts at 101 percent. A total of 11 areas exceeded the Seoul average.
For average jeonse deposits, Seocho District recorded 265.76 million won, maintaining the highest level for five consecutive months. This was followed by Gangnam and Seongdong Districts at 114 percent, Dongjak District at 111 percent, Gwangjin and Yongsan Districts at 109 percent, Gangdong District at 107 percent, Yeongdeungpo District at 105 percent, and Songpa District at 102 percent. A total of nine areas exceeded the Seoul average.
Notably, Seodaemun and Jungnang Districts saw significant monthly rent increases compared to the previous month. Seodaemun District rose 17 percent from 580,000 won in November to 680,000 won in December, while Jungnang District climbed 9 percent from 740,000 won to 800,000 won. New high-end monthly rent transactions were analyzed as the driving factor for increases in both areas.
